A film about existence, on the boundaries between...。稻叶夕士（阿部敦配音）是刚刚考入了东条商校就读的一年级男生，因为童年时代的不幸遭遇，稻叶一直以来都寄宿在亲戚的家中，过着寄人篱下的生活。如今，考上了寄宿制的高中，稻叶对未来自由的生活充满了憧憬。 稻叶搬进了名为寿庄的公寓里，让他没有想到的是，这并不是一间普通的公寓，而是妖怪和人类混居的妖怪公寓，稻叶的房东，就是一只外表如同黑色企鹅一般的妖怪。克服了刚开始的恐惧心理，稻叶开始了和妖怪们的同居生活，随着时间的推移，稻叶发现这些外表诡异的妖怪们，实际上拥有着善良的内心。它们的存在渐渐治愈了稻叶心中的伤痕。。
